Once a contract comes out of attorney review, it is time for the buyer to schedule a home inspection. Here are some excellent tips on how to make the inspection of your home go much faster and smoother!
1. Make sure that the electric, water and gas are turned on and the gas pilot lights are burning.
2. Test all the smoke and carbon monoxide detectors to make sure they are in working order.
3. Replace any burned out light bulbs. A report of “light is inoperable” may suggest an electrical problem.
4. Clean or replace dirty HVAC air filters.
5. Make sure all of the areas that are going to be inspected are unlocked.
6. Clear away any items that may be blocking access to the attic, crawl spaces, electric service panels, water heaters and HVAC equipment so that the inspector has access.
7. Remove debris, wood or stored items away from the home’s foundation. These could be labeled “conducive conditions” for termites.
8. Fix any broken or missing items such as doorknobs, locks, windowpanes, screens, gutters, and chimney caps.
9. If possible, trim plants and bushes away from the house to allow easy access.
10. Keep pets out of the way. Ideally place them outside if possible.
